Garden City Podium Refresh

After-hours mall podium lining, new bulkheads, and tenancy-ready soffits across a major Brisbane retail asset.

Case study

Challenge

The centre management team needed a podium-level refresh that could not interrupt weekend trade. Existing plasterboard bulkheads showed water staining and inconsistent levels, while a new anchor tenant required higher spec ceilings in a zone that remained partially occupied by kiosks.

Programme controls

Lookahead schedules were updated each shift with protection sign-off and handback checks before public access resumed.

Variations were logged against agreed rates so owners and tenants shared one commercial record.

Handover included marked-up plans, rated-wall tags, and access panel locations for facilities maintenance.

Solution

Carval Interior Lining staged works from 10:00 pm to 6:00 am with full hoardings, negative-pressure enclosures where required, and a rolling access plan approved by the facility manager. We replaced failed linings, re-levelled grid systems, and installed new feature bulkheads with integrated services penetrations documented for the tenant coordinator.

Outcome

The podium reopened each morning with clean walk paths and updated signage. The anchor tenant received a compliant ceiling substrate on programme, and the centre reported fewer call-backs related to ceiling deflection and joint cracking in the refreshed zones.
